Why we started
This coast deserved a different way to work.
Terra Meridian was started because the Mexican Caribbean real estate market wasn't serving the people we wanted to serve. Most agencies sell everywhere in Mexico, carry inventory they don't fully understand, and disappear after closing.
We work the other way. We picked fewer destinations, on purpose. We do our own diligence. We stay through the build. And we work in Spanish and English, on the ground, in the destinations we know firsthand.

We split time between [TODO: home base] and the coast itself — Mahahual to Puerto Morelos, Bacalar to Tulum. We're not a foreign agency operating from a distance. We're in Mexico, on the parcels, in the notario's office, often in person.
How we work
Four things we believe.
Know fewer places, deeper.
We work eight destinations on the Mexican Caribbean. Not all of Mexico. Not all of the Caribbean. Knowing fewer places lets us know each one well enough to be useful.
Diligence we do ourselves.
Title, permits, services, survey, legal — we hire independent professionals and read every page. Not because it's required. Because it's the work.
Stay through the build.
Most clients want the parcel and the home that follows. We introduce the architects and builders we'd hire ourselves, then stay through permits and move-in.
Honest about fit.
If a parcel from another agency is right for you, we'll say so. If our own project isn't, we'll say that too. We'd rather lose a deal than a relationship.
