It's one of the easiest places on this coast to step into: the services are already here, and so is the security.

Puerto Aventuras grew up around its marina, and that still sets the rhythm — boats, dolphins in the inlet, restaurants along the water. It's gated and self-contained, which is exactly why families and part-time owners like it.
Everything already in place
Schools, a supermarket, medical services, golf, and security are all inside the community, with Cancún's airport about an hour north. You don't wait on infrastructure here — you arrive and live.
What's available
Inventory is mostly homes, condos, and the occasional lot inside the gates rather than raw land. Title within the established development tends to be clean and straightforward.
Owning here
Puerto Aventuras is inside the restricted zone, so foreign owners use a fideicomiso. Inside a mature, master-planned community the paperwork is usually simple — but a notario still reviews the title and trust before closing.
