Why it matters
Three reasons clients work with us instead.
We picked fewer destinations on purpose.
Mahahual, Bacalar, Playa del Carmen, Puerto Morelos, Tulum, Akumal, Soliman Bay, Puerto Aventuras. We know the parcels, the notarios, the builders, the roads, the seasons, and the prices in each one. We don't pretend to be experts everywhere — we are experts here.
We do the diligence ourselves.
Title chain, permits, services, survey, legal opinion. We hire independent professionals and read every page before you commit. Whether the parcel is one of ours or someone else's, the diligence work is the same.
We stay through the build.
Most agencies disappear at closing. We stay — introducing the architects and builders we'd hire ourselves, then through permits, construction, and move-in. The lot is the start, not the end.
Our fee
How we get paid, in plain language.
Different engagements work differently. When we represent a buyer, we charge a flat advisory fee, paid by the buyer, agreed before we start. When we list a property on behalf of an owner, we charge a standard listing commission, disclosed to both sides. When we develop our own projects, the margin is part of the project's pricing.
The rule that doesn't change: every fee on every engagement is disclosed up front. No hidden referrals, no double-dipping, no surprise math at closing. If we ever have a stake in something we're showing you, you'll know before we show it.
What we don't do
Five things you won't get from us.
Pressure. There's no “this won't last.” If the right parcel needs three months to find, it needs three months.
Hidden fees or hidden incentives. Every fee, commission, and stake we have in a parcel is disclosed before you see it.
Recommending what we wouldn't pick ourselves. Whether it's a parcel, an architect, a notario, or a builder — if we wouldn't choose it for our own family, we don't put it in front of yours.
Pretending to be experts where we're not. We work eight specific destinations on the Mexican Caribbean. If you want land in Mexico City, Los Cabos, or Mérida, we'll happily point you to someone who actually knows those markets.
Touring parcels that don't match your brief. Your time on the ground in Mexico is the most expensive thing in the trip. We don't fill it with parcels that don't fit what you said you wanted.
Land plus build
Half the work is finding the lot. We do the other half too.
Most agencies stop at closing. Our work continues — through architect selection, permits, construction, and move-in. We coordinate; we don't build. The architects, structural engineers, builders, and project managers we introduce are people we've watched build, repeatedly, in these specific destinations.

We're not for everyone.
A few profiles where we're probably not the right fit:
If you want the cheapest possible lot, regardless of title or services, we're not it. We don't show parcels that won't pass our diligence.
If you want a quick flip rather than a place to use, build, or hold long-term, we're not it.
If you want a destination we don't cover, we're not it — and we'll happily point you to someone who does.
If you need same-day showings during high season, we work by appointment and may not be available. We schedule deliberately.
